Project Description

The proposed project will be developed on 2.24 acres (97,649 sf) of land. The property is zoned Downtown District within the Azusa TOD Specific Plan. The project will include approximately 31,716 SF of commercial area for theater, retail, and restaurant uses and approximately 149,354 SF of residential area. The commercial area includes a 4-screen movie theater (8,350 SF), 23,366 sf of retail and restaurant space. The residential area consists of 163 apartment units which include 3 live/work units. Use Permit for alcohol sales of ABC License Type Number 41 (On Sale Beer and Wine - Eating Place) and Type Number 47 (On Sale General - Eating Place). Minor Use Permit for extended hours, outdoor dining, live/work units, tandem parking, and theater use. Minor Variance for building height.

This project is categorically exempt from environmental review per Class 32 Categorical Exemption (State CEQA Guidelines, § 15332), (California Environmental Quality Act).
